Then they will complain that Appraisers are avoiding them or that the time is extended trying to find an Appraiser to do the job. They want to sue us and we can make that impossible for them to do by refusing the job.

However with all of the current oversight, UAD checks and balances and algorithm and human review I do not think it is in any way possible to perpetually over/under value properties.
