In which scenario is the appraiser doing it wrong? When they appraise at initial list, even though final contracted price was higher or lower? Or when the appraiser hits the final contracted number, despite such volatile upward and downward price movement during the listing and negotiation process? This is not science.

The large amc companies are hiring their own appraiser’s, licensed or trainees who they can train now without a supervisor, and they will pay them a flat salary while raking in the appraisal fees for themselves and only have in house appraiser’s. That is how they will end independent appraising.

If you are billing less than $800 per easy appraisal you should aspire to become a form filling appraiser. Most accredited tax people without degrees (form fillers) bill $300 to $400 PER HOUR and have a fraction of the training time required by appraisers. In reply to Charles Haley.

Hell, most “respected” publications will tell you any two appraisers worth their salt should be within 5% of one another. Hell, if I was within $2,500 of a million-dollar sale price I would be pretty damn impressed with myself but then again, we are not appraising the sale price are we. Sale price = value.

Reviewer appraisers can prepare to find new positions as well, because avm’s are now certifiably capable of reviewing human appraisers work. I quit dealing with most AMCs and they are the only reason $400 appraisals are still being done. There are inexperienced or newly licensed appraisers that think they are only worth $400. I was doing $350 appraisals in 2003. Or they do the bare minimum or send out crappy report and feel justified in doing so.

I have a hundred-thousand-dollar hog I need appraised for insurance purposes. That’s what I paid for it so I would expect that it would appraise for that. What would you charge to come out and appraise the hog? I do not know of any credentialed livestock appraisers in Nashville, so a referral is not possible.

The appraiser may have even thought they were doing the AMC, lender, borrower/buyer a favor by overlooking issues just to get the loan approved. If the appraiser calls out the issue, the loan could die and appraiser could be sued for bias, discrimination. Wow, that’s horrible.
