What sales would you use as a comparable for Bill Gates 6,500 square foot, home with all the technology on earth in it? I once used a sale that was 72 miles away from the subject, which was a very large, very luxurious, timber-built home on waterfront. Not likely to find much to compare it to in a one-mile radius.

These fly-by-night valuation tools are nothing more than drunk drivers recklessly churning out questionable home prices. One day your house is worth a fortune, the next day, it couldn’t buy a dilapidated shack. They funnel unsuspecting buyers into purchasing overpriced homes, which benefits someone, but it sure isn’t you.
