FHA and USDA use Fannie Mae guidelines along with other strict restrictions. FHA HUD guidelines state “Comparable sales should not exceed 6 months from date of sale and, in no cases, may exceed 1 year from date of sale in the first three comparable sale positions” This is not a lender imposed rule.
