At what point in the life cycle of a plant does it become seasoned? Is this an agricultural land appraisal? The chief amc appraiser? The controlling appraiser amc’s are legally required to hire in order to serve as a safeguard to appraiser independence and ethics? Arrakis, that spice? Is that legal use?

When I first came into the business it was not a requirement for a senior appraiser to accompany a trainee. The senior appraiser checked they did or did not inspect ect. People coming out of college spending all those years getting an education and paid all of that money for college today will not consider becoming an appraiser today.

Baggins, I agree with you on the shadowing of a senior appraiser. As a senior appraiser would you pay them on the engagements you completed and they accompanied you? I did all of the work including the inspections without being shadowed by a senior appraiser. They had several appraiser throughout the southeast.

None of the amcs I work with will not allow trainees to inspect the property without being accompanied by a higher licensed appraiser. Why would an appraiser that could be getting full fee be out with a trainee all the time? When I was a trainee or registered appraiser in my state no one ever went out with me.

The whole point made by the GSEs for having PDCs and hybrid appraisals is so that the educated and experienced appraiser did not “waste” time driving to a subject property and then to take all the comp pics. hr the non-appraiser in the hybrid model is making more per hour than the appraiser at $25/hr.
